Our Story

We have been in continuous operation since June of 1993.

FSCAP has worked with rural Texas property buyers for decades. We are an independent mortgage broker that arranges loans through lender partners. Loan availability, terms, and underwriting decisions are determined by the lender.

FSCAP is licensed as a mortgage company in Texas and serves as an independent mortgage broker. FSCAP may close certain loans in its own name, depending on the lender program.
