Privacy Policy — First Source Capital Mortgage
First Source Capital Mortgage ("FSCAP," "we," "us," or "our") is committed to protecting your privacy. This Privacy Policy explains how we collect, use, disclose, and safeguard your information when you visit our website.
Information We Collect
We may collect information about you in a variety of ways. The information we may collect on the site includes:
- Personal identification information (name, email address, phone number, etc.)
- Financial information (loan amounts, property values, etc.)
- Demographic information (location, preferences, etc.)
How We Use Your Information
Having accurate information about you permits us to provide you with a smooth, efficient, and customized experience. Specifically, we may use information collected about you via the site to:
- Process your loan application
- Email you regarding your application status
- Fulfill and manage purchases, orders, payments, and other transactions
- Generate a personal profile about you
Cookies and Tracking Technologies
We use cookies and similar tracking technologies to operate and improve this website. These fall into the following categories:
- Analytics (Google Analytics 4): We use Google Analytics 4 to understand how visitors use our site — pages viewed, time on site, and actions like form submissions or clicks to call/email us. Google may combine this data with information from your Google account under Google's Privacy Policy (https://policies.google.com/privacy).
- Session recording and heatmaps (Microsoft Clarity): We use Microsoft Clarity to record anonymized user sessions and generate heatmaps, so we can see where visitors get stuck or confused on the site. Clarity is configured to mask all form field input (names, phone numbers, financial details) so no personally identifiable information is captured in recordings. See Microsoft's Privacy Statement (https://privacy.microsoft.com/privacystatement).
- Advertising (Meta Pixel): If we run Facebook/Instagram advertising, we use the Meta Pixel to measure ad performance and build retargeting audiences of prior site visitors. See Meta's Privacy Policy (https://www.facebook.com/privacy/policy/).
- Tag management (Google Tag Manager): We use Google Tag Manager to deploy the above tools. GTM itself does not collect personal data; it loads the tags listed above.
You can control cookies through your browser settings, and a cookie preference banner is shown on your first visit to this site.
Your Texas Privacy Rights (Texas Data Privacy and Security Act)
If you are a Texas resident, the Texas Data Privacy and Security Act gives you the right to:
- Confirm whether we are processing your personal data, and access that data
- Correct inaccuracies in your personal data
- Request deletion of personal data we have collected
- Obtain a copy of your data in a portable format
- Opt out of the processing of your personal data for targeted advertising, the sale of personal data, or profiling in furtherance of decisions that produce legal or similarly significant effects
To exercise any of these rights, contact us at dan@fscap.com or 888-484-1256. We will not discriminate against you for exercising these rights. Because we are a licensed mortgage broker, some data we hold (e.g., information tied to an active or closed loan file) is retained as required by federal and Texas lending regulations even if you request deletion — we'll tell you specifically what can and cannot be deleted when you ask.
Third-Party Application Portal
When you click "Start Your Application," you leave fscap.com and are taken to our loan application partner's secure portal at fscap.zipforhome.com to complete your application. That portal has its own privacy policy governing the information you enter there.
Disclosure of Your Information
We may share your information with third parties necessary to complete your loan application, including appraisers, title companies, and underwriters.
