Information We Collect

We may collect information about you in a variety of ways. The information we may collect on the site includes:

How We Use Your Information

Having accurate information about you permits us to provide you with a smooth, efficient, and customized experience. Specifically, we may use information collected about you via the site to:

• Evaluate and process mortgage inquiries and applications through appropriate lender and service-provider channels
• Communicate about requested services, application status, appointments, and customer support
• Comply with legal and regulatory requirements

Text Messaging

If you opt in to text messages, message frequency varies and message and data rates may apply. Reply STOP to opt out or HELP for help. We do not sell or share mobile phone numbers or text-messaging opt-in data or consent with third parties or affiliates for their marketing purposes.

Cookies and Tracking Technologies

We use essential technologies needed to operate this website, protect it from misuse, remember your cookie preference, and provide requested features. Essential technologies do not require you to accept analytics.

With your permission, we also use analytics and session-recording technologies to understand how visitors use the website and improve its performance:

• Google Tag Manager: Google Tag Manager is the tag-management system through which this website loads Google Analytics and Microsoft Clarity after analytics consent. We do not currently grant advertising-storage, advertising-user-data, or advertising-personalization consent through this website.

When you first visit, analytics is off by default. You may select Accept analytics or Essential only. If you select Essential only, this website does not load Google Tag Manager, Google Analytics, or Microsoft Clarity and does not set their first-party analytics cookies. We remember your choice for 180 days using an essential preference cookie. You may review or change your choice at any time by selecting Cookie Settings in the website footer. If you withdraw analytics consent, the website stops loading analytics on later page views and removes analytics cookies that it can remove from the fscap.com domain.

Your Texas Privacy Rights (Texas Data Privacy and Security Act)

• Request deletion of personal data we have collected

Because we are a licensed mortgage broker, some data we hold (e.g., information tied to an active or closed loan file) is retained as required by federal and Texas lending regulations even if you request deletion — we'll tell you specifically what can and cannot be deleted when you ask.

Third-Party Application, Form, and Scheduling Services

Some application, form, and scheduling features are provided by third parties and operate in separate webpages or embedded frames:

• The residential loan application is hosted at fscap.zipforhome.com, a separate website operated by our application technology provider.
• The Farm & Ranch Application and scheduling calendar use GoHighLevel services delivered from link.fscap.com in embedded frames.

The cookie preference described above controls analytics loaded by the main www.fscap.com website. Browser security boundaries prevent the main website from automatically controlling scripts or cookies inside a separate third-party domain or cross-origin embedded frame. At the time of this update, our technical review found no configured customer analytics IDs or analytics cookies on the initial load of these application, form, and scheduling destinations. They therefore do not require a second FSCAP analytics choice under their current configuration. Those services may still use essential, security, fraud-prevention, or communications technologies, and their configuration or practices may change. Information you enter in an application or form is governed by the applicable provider's terms and privacy notices in addition to this Privacy Policy.

We do not pass your FSCAP website analytics choice in URL parameters because URLs can be stored in browser history, server logs, and referral data. If a vendor-controlled service later activates non-essential analytics or advertising technologies, FSCAP will review the vendor's consent controls before relying on those technologies.

Disclosure of Your Information

We share your information with the lenders and investors to whom we submit your loan request and with service providers needed to process your loan, such as appraisers, title companies, and credit reporting agencies. We do not sell your personal information.

Privacy Notice for Loan Applicants and Customers

If you apply for or obtain a loan through FSCAP, you will receive our Gramm-Leach-Bliley Act privacy notice, which explains what nonpublic personal information we collect, how we share it, and any right you have to limit sharing.

We share information about you with other financial companies for joint marketing purposes. You have the right to limit this sharing.

To opt out, email privacy@fscap.com with your name and your loan number, property address, or the phone number on your application. Please do not include your Social Security number or full account numbers in your email.

We will stop sharing your information for joint marketing purposes as soon as reasonably practicable after we receive your request.

This does not limit our ability to share information for everyday business purposes (processing your loan, servicing your account, reporting to credit bureaus) or to market our own products and services to you.
