Information We Collect

• Google Tag Manager: Google Tag Manager is the tag-management system through which this website loads Google Analytics and Microsoft Clarity after analytics consent. We do not currently grant advertising-storage, advertising-user-data, or advertising-personalization consent through this website.

When you first visit, analytics is off by default. You may select Accept analytics or Essential only. If you select Essential only, this website does not load Google Tag Manager, Google Analytics, or Microsoft Clarity and does not set their first-party analytics cookies. We remember your choice for 180 days using an essential preference cookie. You may review or change your choice at any time by selecting Cookie Settings in the website footer. If you withdraw analytics consent, the website stops loading analytics on later page views and removes analytics cookies that it can remove from the fscap.com domain.

Your Texas Privacy Rights (Texas Data Privacy and Security Act)

Because we are a licensed mortgage broker, some data we hold (e.g., information tied to an active or closed loan file) is retained as required by federal and Texas lending regulations even if you request deletion — we'll tell you specifically what can and cannot be deleted when you ask.

Third-Party Application, Form, and Scheduling Services

Some application, form, and scheduling features are provided by third parties and operate in separate webpages or embedded frames:

• The residential loan application is hosted at fscap.zipforhome.com, a separate website operated by our application technology provider.
• The Farm & Ranch Application and scheduling calendar use GoHighLevel services delivered from link.fscap.com in embedded frames.

The cookie preference described above controls analytics loaded by the main www.fscap.com website. Browser security boundaries prevent the main website from automatically controlling scripts or cookies inside a separate third-party domain or cross-origin embedded frame. At the time of this update, our technical review found no configured customer analytics IDs or analytics cookies on the initial load of these application, form, and scheduling destinations. They therefore do not require a second FSCAP analytics choice under their current configuration. Those services may still use essential, security, fraud-prevention, or communications technologies, and their configuration or practices may change. Information you enter in an application or form is governed by the applicable provider's terms and privacy notices in addition to this Privacy Policy.

We do not pass your FSCAP website analytics choice in URL parameters because URLs can be stored in browser history, server logs, and referral data. If a vendor-controlled service later activates non-essential analytics or advertising technologies, FSCAP will review the vendor's consent controls before relying on those technologies.

Disclosure of Your Information

We may share your information with third parties necessary to complete your loan application, including appraisers, title companies, and underwriters.
