What Is a Balloon Note?
A balloon note is a loan that is amortized over 30 years but matures in 10 years (or sometimes 5, 7, or 15). That means your monthly payment is calculated as if you have 30 years to pay it off, but the entire remaining balance comes due at the end of the balloon period.
When that balloon comes due, you have two options:
- Pay the remaining balance in full (rarely possible for most borrowers)
- Refinance into a new loan at whatever interest rates exist at that time
Why Do Banks Use Balloon Notes for Rural Property?
